House Purchase Agreement

House Purchase AgreementOnce a seller signs an agreement to purchase a home they can legally return after both parties have signed?

I recently put an offer on a house (purchase agreement) and they accepted my offer in the day. It was almost two weeks ago. I drove by the house today and they were an open day. Can they return legaqlly a purchase agreement after both parties signed?? I really want this house ..... but I wonder why they have an open house. I need to know before you pay for the inspection tomorrow.

Real estate in general will continue to market a house until all steps of the sale were completed. They can make "backup offers" in your case falls through for any reason. There is nothing to worry about.

Lol, I think they think you do not buy the property and they are looking for a backup supply. Check with your realtor. Yes, they can reduce, but can you force them to sell (execution) and sue for damages if they are in violation of your written offer to purchase contract.
Buena Suerte

they are looking for backup offers in case your offer falls through. obtain a loan commitment from your lender and put a good deposit down. This shows good faith on your part. Once they agree to your offer they have to honor the contract, unless you break the contract. As a seller I always look back offer, because a good number of offers in the autumn real estate through as late as the closing date. Also pay attention to the date of a contract so that you do not miss a deadline. You're always better with a real estate agent to help you.

Your purchase contract contained contingencies. common risks are: (1) inspection of the house out without major problems, (2) the ability of the buyer to obtain financing, (3) the buyer sells his house.

One possibility is essentially a moral "out" for you the buyer.

Realtors can do and sometimes continue to market a property until all contingencies are removed (ie after you have sold your current home, obtained financing and signed on the possibility of Home Inspection).

If you're really interested, ask your real estate agent or salesperson of the seller about it.

So the search realitor more poeple to sell another house. Moving forward with the home inspection. It is all ok

If the seller has accepted all the conditions of your offer so they can not legally go on the contract.

There could be a number of reasons why an open day was under way. An estate agent may have announced the open house at home before acceptance of your offer and had to follow through with it - or they want to run an open day to find buyers for other properties, or be known as an agent, "great" because they have already sold the house - or as mentioned earlier, to perhaps get a backup offer.

As mentioned previously, diligence in eliminating issues before they are due to be removed is important.

Stay in touch with your real estate agent to get answers and if you did not use a realtor, well it's a whole can of worms and others it could be a great learning experience.
